What does Genesis Realty Group charge for management services?
Genesis Realty Group believes in a simple pricing format.
- Any single family home/townhouse is $89/month.
- Any condo, including high-rises, is $69/month.
- Any multiplex and above is $50/month for each unit.

**New Client Special: The first month of management fees is waived. We do not charge for management services while your property is vacant. We do regular property inspections every week.**
When will I get my rent check?
All rents are due on the first of each month and will be considered late after the seventh. Owner payments are sent via check or ACH deposit 24-48 hours after rents have been received.
What if the tenant doesn't pay?
In Nevada, we start with a 5-Day Notice To Pay Rent which is usually served on the 5th of the month. The effective date for further process is approximately 10-12 days after service. At that time, we can proceed with a request to the court for an Eviction Order. This typically takes another 3-4 business days. The Tenant has the right to request a hearing during this process which can add 5-8 days or more to the completion of the eviction or collection of rent. In most cases, the eviction process takes less than 30 days.
How are repairs handled?
We accept repair requests from tenants and place the work order. Usually, Genesis Realty Group will pay for these repairs upon approval and be reimbursed from the following month’s rent collected. If the cost of repair or replacement is over $100.00, we will contact the owner for approval of the repair.
**Owner has the right to use any contractor of his/her choice for any repairs.**
Can I inspect my rental property?
Of course, but as a courtesy and to meet state laws, we must serve/post a 24-hour notice to the tenant. We will be happy to make this arrangement for you if you let us know a few days in advance.
